First Step: Get your finances in order
As everyone’s financial situation is unique, it’s highly recommended that your first step is to visit your lender or personal accountant to be fully aware of where you stand financially. If you are still paying off your mortgage, don’t worry! Your mortgage broker and accountant can help steer you in the right direction. It’s also a good idea to reach out to your lawyer or notary to inquire about the potential costs associated with the conveyancing of your property.
Second Step: Choose a Realtor
You should interview multiple realtors and ask them detailed questions on how they plan to get your home sold and be sure to select the right one for the job. After all, you’re entrusting them with handling a significant transaction. This person needs to be someone you can trust, easy to work with and someone who could deliver the results your home really deserves. Third Step: Listing Your Home
Here’s where we sign a Multiple Listing Agreement which authorizes me and with my brokerage to start marketing your home. With me, your property will enjoy high end marketing and exceptional exposure by utilizing the MLS system, professional photography, a promotional video just to name a few (refer to the marketing page to view all of our marketing services available to my clients) A key part of any successful selling process is “Positioning” we need to keep in mind that positioning your home perfectly on the market, along with our outstanding marketing efforts of course, will help generate interest in your property and attract more showing requests and by extension offers! It’s prudent to keep in mind that we’re aiming to attract offers not deter them.
Fourth Step: Negotiating A deal!
By this time, after hosting open houses and successfully marketing your home you’ll hopefully have received an offer, if not multiple offers on your property. We’ll rigorously review every offer, breaking down all the terms, conditions and make sure you fully understand the upside and downside of each offer, I will guide through the process and ensure you’re making a well-informed decision. Being in constant touch is extremely necessary at this stage. In most cases buyers need to do a home inspection and its possible that they come back if they find needed repairs. It’s likely that we’ll have to go back and forth with the other party if some offer items have to be negotiated.
Fifth Step: Congratulations! Your home is SOLD.
Great news! The negotiations are successful and you are happy with how it all turned out! Now it’s important to get in touch with your lawyer or notary to inform them that a deal has been signed. I’ll be in constant touch with your team of professionals providing all necessary paperwork to help guide you through the legal bits. Congratulations are in order! Your home is officially sold.
